Three methods, three very different prices. Which one you need is decided by how far
the wall has moved and whether it is still moving — a measurement, not an opinion.

MethodTypical costRange
Carbon fibre straps$4,400 – $4,775$475 – $8,750
Steel I-beams$9,000 – $9,750$2,275 – $23,250
Wall anchors with concrete deadman$9,000 – $9,750$2,275 – $24,500

Those ranges are wide because they cover anything from a single strap on one wall to a
full basement. The typical column is what a normal job costs.

Carbon fibre straps bonded to the inside face of a basement wall. No excavation, and usually a one-day job.

How the measurement decides

Put a straight board vertically against the wall, or drop a plumb line, and measure the
gap at the widest point. That number is the whole conversation.

  • Under about an inch. Usually carbon fibre. Bonded to the inside face,
no excavation, done in a day, and it holds a wall that has not gone far.
  • One to two inches. Steel I-beams or wall anchors, depending on whether
there is yard access to set an anchor outside.
  • Past two inches, or a wall that has sheared sideways along a joint. The
conversation changes, and rebuilding a section comes onto the table. This is genuinely worth
    a second opinion, ours included.

What matters as much as the number is whether it is still moving. A wall that came in an
inch in 1978 and has sat there since is a different problem from one that has moved a
quarter inch since last spring. Photograph it with a tape measure in the frame and do it
again in six months — that single photograph is worth more than anybody’s opinion.

Bracing the wall does not fix what pushed it

Clay swells when it takes on water. That is what pushed the wall in, and it will keep
pushing after the wall is braced.

So on nearly every bowed wall we look at, the honest recommendation includes the
drainage — gutters and grade first, because they are free to correct, then
a drain system if the water is arriving below
ground. Reinforcing the wall without reducing the pressure is doing half the job at full
price.

Why we are usually not the cheapest quote

We should say this plainly, because you will notice it anyway. We are generally
toward the top of the market on price in Kansas City. That is a choice about materials and
about how the work is done, not a margin we are hiding.

What we will not do is sell you more than you need. The evaluation tells us how many
piers are actually carrying load and how much of the wall is actually moving, and that
is what gets quoted. A number of the jobs we look at come back smaller than the quote
the homeowner already had in their hand.

You do not have to do it all at once

This is the part most people do not know they can ask for, and it is the thing we get
asked back about most often.

Foundation work can nearly always be broken into stages. If one corner is moving and
the rest of the house is stable, we can do that corner now and leave the rest until it
needs attention — or until you are ready. If the wall needs stabilising but the drainage
is the thing actually causing it, we can fix the drainage first and see whether the wall
settles down before spending on structural work.

Phasing does not usually cost more overall, and it turns a number a lot of households
cannot absorb in one go into something manageable. Ask us to price it in stages. We will.

What the free evaluation actually gets you

Elevation readings across the whole house, a look at every wall that matters, a walk
of the drainage outside, and a plain answer about whether anything has actually moved and
by how much. If it has, you get a written plan and a fixed price before any work starts,
and a lifetime warranty when it is finished. If it has not, you owe us nothing and you
have a baseline to compare against in five years.

Book a free evaluation, or call and we will talk it through
first.

Prices in this guide reflect our September 2026 schedule and were set on 25 August 2026. Foundation work moves with material costs, tariffs, fuel and annual increases — our own prices rose in September 2026 and the figures here already include that. Treat them as a guide to the shape of a job rather than a quote. The only number that means anything for your house is the one we put in writing after measuring it.
