Piers going in along a slab perimeter. North Texas jobs use many shallower piers rather than a few deep ones.

Dallas prices differently from Kansas City, and it is not a small difference

If you have looked up foundation repair costs and seen a per-pier number around $3,300,
that is a Kansas City number. It does not apply here.

North Texas houses sit on slabs over Blackland Prairie clay, and the work uses
more piers, spaced closer together, at a lower price each. Kansas City
houses have deep basements and use fewer, deeper, more expensive piers. Same trade, very
different job.

What you needTypical cost
Hybrid transition pier$1,050 – $1,150 each
Steel pier (deeper / heavier load)$1,400 – $1,525 each
A typical job, around 16 piers$17,000 – $18,250
Whole job including everything else$23,750 – $25,750
Large house, full perimeterup to $63,000

What moves the number here

  • How many piers, and how far apart. Pier count is the main driver, and
it comes from the elevation survey rather than from the size of the house.
  • Tunnelling. Reaching an interior beam sometimes means tunnelling under
the slab rather than breaking through it. It is often the better answer for your floors,
and it is the item most likely to move a Dallas quote significantly.
  • Obstructions — old concrete, utilities, tree roots in the way.
  • Root barriers where a mature tree is drawing water out of the clay and
    will otherwise undo the repair.
  • Breaking and patching interior floors where interior piers are needed.

Newer houses are not exempt

The calls we take across Allen,
Frisco and
Wylie are consistent: a house
between eight and twenty-five years old, one corner low, and an owner who reasonably
assumed a newer home would not have this problem.

On this soil, age is not the protection people expect. A slab poured on graded fill over
Blackland clay behaves well for a decade and then finds its level. Older houses have often
already been through thirty seasons of the ground swelling and shrinking, and move more
slowly as a result.

Why we are usually not the cheapest quote

We should say this plainly, because you will notice it anyway. We are generally
toward the top of the market on price in Dallas–Fort Worth. That is a choice about materials and
about how the work is done, not a margin we are hiding.

What we will not do is sell you more than you need. The evaluation tells us how many
piers are actually carrying load and how much of the wall is actually moving, and that
is what gets quoted. A number of the jobs we look at come back smaller than the quote
the homeowner already had in their hand.

You do not have to do it all at once

This is the part most people do not know they can ask for, and it is the thing we get
asked back about most often.

Foundation work can nearly always be broken into stages. If one corner is moving and
the rest of the house is stable, we can do that corner now and leave the rest until it
needs attention — or until you are ready. If the wall needs stabilising but the drainage
is the thing actually causing it, we can fix the drainage first and see whether the wall
settles down before spending on structural work.

Phasing does not usually cost more overall, and it turns a number a lot of households
cannot absorb in one go into something manageable. Ask us to price it in stages. We will.

What the free evaluation actually gets you

Elevation readings across the whole house, a look at every wall that matters, a walk
of the drainage outside, and a plain answer about whether anything has actually moved and
by how much. If it has, you get a written plan and a fixed price before any work starts,
and a lifetime warranty when it is finished. If it has not, you owe us nothing and you
have a baseline to compare against in five years.

Book a free evaluation, or call and we will talk it through
first.

Prices in this guide reflect our September 2026 schedule and were set on 25 August 2026. Foundation work moves with material costs, tariffs, fuel and annual increases — our own prices rose in September 2026 and the figures here already include that. Treat them as a guide to the shape of a job rather than a quote. The only number that means anything for your house is the one we put in writing after measuring it.
