Garland filled in mostly between the fifties and the seventies, and it has the two things that combine badly on Blackland clay: older shallow slabs and very mature landscaping.
A slab poured in 1962 was not built to the standards used now, and the oak that was a sapling when the house went up is now drawing serious volumes of water out of the ground every summer day. The corner nearest the biggest tree dries out first, loses support, and drops.
The upside is that sixty years of seasons means the ground has largely found its equilibrium. Movement in an older Garland home is usually slower and more predictable than in a new build, and often more affordable to correct.
