Irving

Irving is really two cities for our purposes, and they do not have the same problem.
East Irving is older, much of it built in the fifties and sixties on modest slabs, close to the Trinity floodplain. Ground moisture is a bigger factor there than people expect, and drainage often matters more than piers. Las Colinas and the western developments are decades newer, larger, and sit on ground that was reworked heavily during development.
Older Irving homes tend to move slowly and steadily. Newer ones tend to be stable for years and then drop at a corner where fill was deepest. Same city, same clay, different failure.
