KANSAS CITY’S
services
Kansas City is harder on foundations than most of the country, because it does two different things to them.
Houses here settle. The clay under Kansas City shrinks in a dry summer much the way it does in Texas, and plenty of the older housing sits on footings that were undersized by any modern standard, or on fill that was never properly compacted. When part of the house loses support it drops, and you get the familiar signs: doors that stick, floors that slope, stair-step cracks through the brick or the block. That is straightforward foundation work, we do a great deal of it across the metro, and it is usually corrected with piers driven to soil that does not move with the weather.
Houses here also get pushed sideways. This is the part North Texas does not have. Soil against a basement wall takes on water, freezes, expands and pushes inward. Do that through enough winters and you get a horizontal crack partway up the wall and a wall that is no longer flat. It is a completely different failure from settlement, it needs a completely different repair, and from inside a finished basement the two can look alike.
Then there is what the walls are made of. Much of the Missouri-side housing, through Brookside, Waldo, Hyde Park, Northeast and the streets around Westport, went up between the 1900s and the 1930s, and those basement walls are stone or rubble rather than poured concrete. Stone does not crack the way concrete does. The mortar fails and the courses shift, which means rebuilding rather than patching, and it is the one service we offer here that we do not offer in Dallas.
Getting the diagnosis right is most of the job. We measure floor elevations across the whole house and check the walls for bowing and horizontal cracking, because a house that settled thirty years ago and then stopped may need nothing at all, while a wall that is still being pushed needs attention now.

What the free evaluation includes. Elevation readings across the house, an inspection of the basement walls for bowing and horizontal cracking, and a walk of the drainage outside. You get a plain answer about whether anything is still moving. If it is, you get a written plan and a fixed price before work starts. If it is not, you owe us nothing.
On stone foundations specifically: they can look alarming and be perfectly stable, or look tidy and be actively failing. Age on its own tells you very little, which is why it is worth an hour of someone’s time before you spend anything.
We bring honesty and transparency with real options, establishing ourselves as the most trusted foundation repair and basement waterproofing company in Kansas City and Dallas, recognized for our commitment to quality and customer satisfaction.
