Lenexa is really two towns in one. There is an old core that goes back to 1869, and there is everything built west of it since the eighties, which is most of the city.

The newer half sits on graded lots along the Mill Creek drainage, and a fair number of those are walkout basements, where one wall is fully buried and the opposite one is barely below grade. That is an unbalanced load by design, and when Johnson County clay swells against the buried side there is nothing pushing back from the other.

What the ground under Lenexa is actually doing

Lenexa’s dominant soil is Ladoga at about 28% clay and a linear extensibility of 4.9 — moderate. But Martin covers another 13% of the city at 6.6, and Chillicothe another 12%.
