McKinney

McKinney is mostly new houses on some of the most difficult soil in Texas, and that combination is why we are busy here.
Collin County sits on Blackland Prairie clay. It is dense, it holds water, and it shrinks hard in a dry summer — more movement per foot of soil than most of the country ever sees. Under an older home that has been through forty seasons, the ground has largely found its level. Under a house built in the last twenty years, on a lot that was scraped, filled and compacted in a hurry during the build-out, it has not.
So the calls we take in McKinney skew a particular way: post-tension slabs that have dropped at a corner, cracks opening above the windows on a house barely out of warranty, and drainage that was signed off on a plan but never worked once the landscaping went in. Historic downtown McKinney is the exception, where the older homes near the square sit on pier and beam and fail in the older, slower way.
We measure elevations across the whole house before quoting anything. Plenty of the McKinney homes we look at are still within normal tolerance, and we say so.

We bring honesty and transparency with real options. A newer McKinney home with one cracked corner rarely needs the pier count someone else quoted, and we will tell you that even though it is a smaller job for us.
What we see by neighbourhood. Out in Stonebridge Ranch and Craig Ranch the houses are large, the lots were graded fast, and the trouble is usually one corner over fill that kept settling after the builder left. Closer to the historic square the homes are eighty or a hundred years old on pier and beam, where the problem is under the floor rather than around the slab. North toward Melissa and Anna we are increasingly called to houses under ten years old, which surprises owners until they learn what Blackland clay does in a drought year.
What it costs to find out. Nothing. We measure floor elevations across the whole house, show you the numbers, and tell you whether they are inside normal tolerance. If they are, you owe us nothing and you have a baseline to compare against in five years. If they are not, you get a written plan and a fixed price before any equipment arrives, and a lifetime warranty when the work is done.
What we will not do. We will not quote from a photograph, we will not price by square footage, and we will not tell you a hairline crack in the brick means your foundation is failing. Most do not.
