Overland Park is a younger housing stock than the Missouri side, and it fails differently. Most of Johnson County went up after the 1950s on poured concrete basement walls and slab-on-grade, not the stone and rubble foundations we rebuild in older Kansas City neighbourhoods.
That changes what we look for. Poured walls crack vertically as they cure and horizontally when the soil outside pushes in. Newer subdivisions sit on backfill that was never going to settle evenly, and tight suburban lot grading sends roof water straight back at the house. Add the shrink-swell clay that runs through the county and you get the three calls we take most often here: a crack in a basement wall, a slab that has dropped at one corner, and a basement that only leaks when it rains hard.
All of it is fixable. Most of it is cheaper to fix early.
