Plano has a foundation problem that newer suburbs do not: mature trees.
The city built out through the seventies, eighties and nineties, and the landscaping planted then is now full grown. A mature oak or elm draws a serious volume of water out of the ground every summer day, and on Blackland Prairie clay that dries a wedge of soil under the nearest corner of the house faster than the rest. The slab follows it down. It is the single most common pattern we see in established Plano neighbourhoods, and it is why two houses on the same street can behave completely differently depending on what is growing in the front garden.
The other half of the market is west Plano, where the houses are newer and the failure looks more like McKinney: fill that has not finished settling and drainage that never really worked.
Either way we measure first. A tree does not have to come down to fix this, and anyone who opens with that is guessing.

We bring honesty and transparency with real options. In Plano that often means talking about root barriers and watering before piers, because if the tree is still pulling moisture out of the ground, piers alone treat the symptom.
What we see by neighbourhood. Around Haggard Park and the older streets east of Central the houses date from the seventies and the trees planted with them are now enormous — that is the classic Plano pattern, one corner dropping toward the biggest tree in the garden. Through Willow Bend and Los Rios the housing is eighties and nineties on the same clay, usually moving more evenly and more slowly. West Plano out toward Legacy is newer and behaves like McKinney: fill that never finished settling, and drainage that worked on the plan and not on the ground.
What it costs to find out. Nothing. We measure floor elevations across the whole house and show you the numbers. Plenty of Plano homes we inspect are within normal tolerance for their age, and we say so rather than selling you a pier count. When work is needed you get a written plan and a fixed price before anyone starts, and a lifetime warranty when we finish.
On the tree question. It very rarely has to come down. A root barrier and a consistent watering routine solve more Plano foundation problems than people expect, and both cost a fraction of structural repair.
