PRAIRIE VILLAGE

Prairie Village was planned and built largely in the decade after the war and incorporated in 1951, which makes it one of the most uniform housing stocks in the metro. Most of the city is the same era, the same scale and the same kind of foundation, and the trees planted when those houses were new are now seventy five years old and very large.

That combination is predictable in a useful way. Block and early poured walls of that vintage crack at the joints, and the corner nearest the biggest tree is the one that dries out and drops first.

We have worked more than 25 recorded jobs in Prairie Village, nearly all of them on post-war houses that have already been through decades of this soil’s seasonal cycle. That makes for a fairly predictable set of problems, and we know them well.

What the ground under Prairie Village is actually doing

Prairie Village splits fairly evenly between Kennebec and Chillicothe, with Martin under a further 13%. Extensibility runs 4.0 to 6.6 across those three — mild through to moderately active.

What makes Prairie Village distinctive is not the soil, it is the age of what sits on it. This is largely a post-war city, and a 1950s foundation has already been through seventy cycles of the wet spring and dry August that this soil responds to. Whatever it was going to do, it has mostly done. That usually makes diagnosis here more straightforward, not less.
