Rockwall grew late and fast, mostly from the nineties onward, and a lot of it is built on ground that had to be shaped before anyone could build on it.
Land running down toward Lake Ray Hubbard was cut and filled to make level lots, and a house sitting partly on cut ground and partly on fill has two different foundations under one slab whether the builder intended it or not. That boundary is where we usually find the movement.
Add Blackland Prairie clay and the standard North Texas summer, and newer Rockwall homes can show cracks a good deal earlier than their owners expect.

On a cut-and-fill lot the elevation survey matters more than usual, because it shows exactly where the transition is and how far the fill side has gone. We do that free, before quoting. Written price before any work starts and a lifetime warranty when it is finished.
